PHOTOS: Plan to turn old Newquay pub into flats

New plans have been submitted to demolish a former Newquay pub and replace it with two blocks of apartments.

The Brook House Inn in Henver Road, previously known as Mavericks, has been closed since 2014 and has sat empty since then.

Planning permission has been granted for a development of 28 flats on the site, but now a new application has been submitted for two part three-storey, part four-storey buildings with 24 two-bedroom apartments.

A design and access statement included with the application states that an enforcement order was issued in 2015 due to the site’s “untidy and overgrown” condition.

The statement says that the new application is of a lower density than the existing planning permission and that the site is suitable for such development.

It also says that the new design is similar to a development of flats which is currently being built on the former La Felicia Hotel, next door to the Brook House Inn.

“The decision to form two blocks will allow built form more appropriate to the locality than the current permitted scheme, which consisted of a single larhe mass with a large void at ground and first floor level.

"Location of parking has been considered carefully to minimise any effect on neighbours.

“Locations of windows and deck areas are carefully considered to minimise any possible impact on neighbours’ privacy.

"Private patio areas are provided at ground floor.

"At third floor level, roof terraces, screened to prevent overlooking of neighbours, are designed to provide distant views and pleasant outdoor areas".
